The centrally located Downtown area is concentrated between the two highways and the Colorado River and features the State Capitol, Visitors Center, Convention Center, and the University of Texas (UT). This Central District is famed for the historic Hole in the Wall storefront stage and legendary musical venue located across the street from the UT campus since 1974, that continues its tradition of showcasing local artists, established touring bands and musicians, and music industry legends.

The area is loaded with vintage “cheap chic” shops, historic museums, art galleries, incredible dining, bars, coffee shops, and many iconic music venues.Downtown mixes business with pleasure offering exuberant nightlife, shopping, festivals, museums, galleries, and a vibrant live music scene. Weekdays are as lively as the weekends with shopping, highly acclaimed restaurants and bars, and entertainment venues providing local talent as well as big name stars. The Red River Cultural District is loaded with nightclubs and concerts. Sixth Street features a typical array of Austin bars, restaurants, and entertainment venues while West Sixth Street offers craft cocktails, galleries, beer gardens, and specialty foods. Rainey Street’s houses have been converted into bungalow bars; food trailers line the street.

Antique warehouses have been renovated into unique shops, bars and restaurants drawing a diverse crowd to the Warehouse District’s range of live music. Downtown’s Second Street District is the area of Austin’s local-owned boutiques, award-winning restaurants, and exciting entertainment located just blocks from Lady Bird Lake on the Colorado River. Trendy nationally acclaimed shops, salons and spas, outdoor dining, along with great live music attract many to this walkable district. Austin City Limits (ACL) Live at the Moody Theater with its bronze statue of Willie Nelson out front, is the site of the ACL music TV Show tapings. Across the river via the South 1st Street Bridge in Butler Park is the Long Center for Performing Arts, the venue of the annual “Drop-In Free Summer Concert Series” during the summer season.The city’s largest Zilker Park and the Zilker Botanical Garden is a 360-acre green space in the heart of Downtown and the site of festivals and free music at the Zilker Hillside Theater. Zilker Park is named for millionaire Andrew Zilker who sold the land to the city of Austin in the early 20th century to be used as a public park.

Zilker Park includes the popular Barton Springs Municipal Pool that is fed by 4 natural bubbling springs that remain an invigorating 68-70° temperature year-round. Visitors can lounge in the shade of pecan trees or sunbathe on the grassy banks that line the pool. Over 800,000 visitors annually are attracted to the historical springs and acreage that were purchased in 1837 by William Barton who named 3 of the springs for his daughters. The springs changed ownership many times before the property was purchased by Andrew Zilker in 1901. He sold the springs and a 50-acre parcel to the city in 1917, stipulating usage as a public park and later sold an additional 300 acres that become Zilker Park. The city expanded Barton Springs Pool by damming the springs and adding sidewalks in 1920 and the pool has been a major outdoor attraction since then. Interesting note—renowned actor/director Robert Redford learned to swim at age 5 in Barton Springs Pool!

Today it is a federally protected natural habitat as well as municipal swimming pool, only minutes from Downtown Austin. The Barton Springs salamander is a species unique to the Springs and found nowhere else on earth. Events include the annual New Year’s Polar Bear Splash and monthly Full Moon Swims.The Barton Creek Greenbelt that runs through South Austin is ideal for athletes and anyone desiring outdoor activities such as biking, hiking, rock climbing, bouldering (free climbing to a height no more than 15 ft), swimming, or just relaxing in a hammock or on a boulder. The trail head is near Barton Springs Pool at Zilker Park.Also of historic significance is central Austin’s Deep Eddy Pool, a traditional swimming pool that is the oldest in Texas. Deep Eddy began as a swimming hole formed by a boulder eddy in the Colorado River that was developed into a resort with a concrete pool by A.J. Ailers in 1915. Attractions and amenities were added to the original bathing beach, pool, and bathhouse.

Two weeks after the city of Austin bought the property in 1935, a major flood of the Colorado River wrecked the facilities and filled the pool with mud. The pool was cleaned up and bathhouse rebuilt and reopened to the public the following year. Deep Eddy Pool is listed on The National Register of Historical Places (NRHP).The Colorado River of Texas is an 800-mile river that drains 15% of the state. Its headwaters are in northwest Texas and as it winds its way through the state, the river runs through Buchanan Lake in the north and O.H. Ivie Lake in the west, and cuts across the capitol city of Austin.

The Colorado River provides Austin’s supply of municipal water. Lady Bird Lake was formed by damming the Lower Colorado River in Downtown Austin. No motorboats are allowed on Lady Bird Lake making it ideal for kayaks, canoes, SUPs, dragon boats (a paddle boat that originated in the Pearl River Delta of China and has been gaining popularity around the world), and paddleboard yoga, a sport enjoyed by Austin residents. Lake Austin was also formed by dams along the Lower Colorado; motorized boats are allowed and therefore the lake has greater boat traffic. Pontoon boats, ski boats, speedboats, and more run along Lake Austin’s corridors.

Restaurants along the lake offer dock and dine, such as Hula Hut, Abel’s on the Lake, Mozart’s Coffee Roasters, and Emma Long Metropolitan Park has shoreside camping. Austin is renowned for its rivers and lakes and the surrounding Texas Hill Country that is crisscrossed by many waterways, springs, and swimming holes. Krause Springs in Spicewood, TX are only 30 miles west of Austin.Lake Travis at nearly 19,000 acres is the largest lake in Austin and extremely popular with area residents and visitors. The lake has over 271 miles of shoreline and is a very deep lake at 210 ft, allowing SCUBA diving in addition to boating and fishing, paddling, and swimming. All types of watercraft frequent Lake Travis—sailboats, motor yachts, recreational lake fishing boats, racing boats, party barges, houseboats. With so much boat traffic, canoes, kayaks, and SUPs tend to hug the shoreline and the lake’s numerous coves. Parks around the lake offer onshore recreation like hiking and camping. Several restaurants around Lake Travis offer dock and dine facilities.

Fabulous resorts—The Reserve at Lake Travis, Lake Travis Tree Houses, The Hollows, Casa de Sol Lake Travis B&B, Lake Travis Tree Lodge, and other lodging options make the lake a favorite destination.Lake Walter E Long in the Walter E Long Metropolitan Park is a 1,200-acre lake for recreational boating, jet skiing, swimming, plus hiking and biking in the park. Amenities include two sand volleyball courts, picnic sites, tables, grills, and restrooms. Impounded in 1967 as a cooling reservoir for the power plant on Decker Creek. The lake and park are managed by the City of Austin and is only 12 miles east of Downtown Austin. An expansive Master Plan is in the works for major improvements to transform this 3,695-acre park that includes the lake and surrounding land, into a major recreational attraction.The Downtown Austin Congress Avenue Bridge that crosses the Colorado River just west of Lady Bird Lake, is also known as “Bat Bridge” for the phenomenon of 100s of thousands of bats pouring out from the bridge at sunset! Local people and visitors line the bridge and viewing areas for the spectacle of the bats’ nightly show, as they fly off in a huge cloud to feast on mosquitos and other pests over Lady Bird Lake. 

There are over 40 Farmers Markets in Austin and metro area offering a feast for the eyes--beautifully displayed fresh produce, flowers, coffee, musical entertainment, and more for a true taste of Austin! Among the weekend’s best are Boggy Creek Farm in East Austin, a no-till urban farm since 1992, using a method that preserves the natural soil organisms (HSOs), rather than chemical fertilizers. Barton Creek Farmers Market is located at the Barton Creek Square mall with a view of the Downtown Austin skyline and features live music, fresh bread, fresh cheeses, milk, and farm fresh produce along with specialty foods. SFC Farmers Market/Downtown at Republic Square features food, drink, and arts vendors for farm fresh eggs, locally brewed kombucha and much more. SFC Farmers Market at Sunset Valley in South Austin features live bands, Native Roots homemade tamales and salsa, free-range eggs, microgreens, seasonal veggies, and fruits. The Texas Farmers Market at Mueller Lake Park is a vast market that includes a food truck park, along with food, produce, and craft vendors.

JBG Farmstand / Johnson’s Backyard Garden are 20 minutes east of Austin in Garfield, TX. Shop direct from farm for veggies, herbs, and flowers. Lone Star Farmers Market at the Hill Country Galleria, with over 40 booths, offers artisan goods, local produce, and prepared goods.Austin is known for at least 35 historic sites such as the historic Scoot Inn which opened 1871 in the heart of Austin. It is the oldest continuously operating beer joint in Central Texas. Scoot Inn still hosts all genres of live music, typically an eclectic mix of indie bands and features a dance floor. Austin’s oldest bar Scholz Garten, founded in 1866, is the place to celebrate University of Texas football wins, a tradition dating back to 1893. The Driskill hotel built in 1886 by cattle rancher Jesse Driskill was recently restored to its elegant Texas magnificence. The hotel’s Driskill Bar was rated “Best in Texas.” The legendary Hole in the Wall storefront stage and bar has been located across from University of Texas campus since 1974. The Paramount Theater is a 100-year-old performing arts venue in Downtown Austin.

Also in Downtown is the Texas State Capitol built in the late 1800s and the Texas Capitol Visitors Center housed in the renovated 1987 General Land Office Building.Listed on the National Register of Historic Places (NRHP) is the Prairie School-style Anthony & Louise Viaer Alumni Hall of the 24-acre campus of Huston-Tillotson University, a private university established in 1875.  Austin’s oldest institute of higher education was originally Tillotson College and merged with Huston in 2005 to become Huston-Tillotson University. Bullock Museum features the history and culture of Texas with interactive exhibits and an IMAX theater. Austin’s iconic “Moontowers” are 165-ft lamp towers built 1894-1895 to provide nighttime illumination for residents. They are mentioned in the 1993 cult classic, “Dazed and Confused” and are the inspiration for the Moontower Comedy Festival. Listed on the NRHP.90-acre Pioneer Farms is a living history park demonstrating the Texas pioneer life of the 1800s with authentically costumed guides.

The Mount Bonnell landmark along Lake Austin on the Colorado River has been a popular tourist destination since the 1850s. Lady Bird Lake, created by damming the Colorado River in 1960, is great for kayaks and other paddle watersports. The Lake’s shoreline features the Ann & Roy Butler Hike & Bike Trail. The Tejano Walking Trail is a 5-mile route through the historically Hispanic East Cesar Chavez neighborhood of historic homes, schools, churches, parks and green spaces, and public art.With so much to commend the city of Austin, it’s no wonder that Austin and outlying area ranks fourth in total population growth in America and #1 in growth rate among metro areas with a population greater than 1 million.

A breaching whale crashed into a boat off the coast of New Hampshire , capsizing the vessel and sending two mariners into the water. 

The incident was captured on video on Tuesday near Portsmouth. Brothers Colin and Wyatt Yager told WMUR-TV that they were fishing a mile off the coast for the first time when the whale appeared.

They saw the breach a couple times, prompting Colin to pull out his phone and record.

"I had my fishing rod right here, phone in my hand and just saw it go up, and was just lucky enough to be facing the right direction," Colin Yager told the local news outlet of the scary moment. 

"I saw it come up, and I was just like, ‘Oh no, it’s going to hit the boat!’ and then it started to flip," he added.

The video shows the whale breaching, knocking the boat and the two men sideways into the Atlantic Ocean.

The Yager brothers then helped the other boaters out of the water, according to WMUR. The men who were knocked in said they saw the whale earlier and had tried to keep their distance.

"When I turned, the whale’s head was already landing on the engine," fisherman Greg Paquette told WMUR-TV. "So when I saw that, then all of a sudden, I look down, the boat is pitching up. The transom is going down into the water."

The U.S. Coast Guard said the whale did not appear to be injured, and that the vessel was salvaged.

Sara Morris of the University of New Hampshire Shoals Marine Laboratory said the whale was likely lunge feeding when it came in contact with the boat.

"I think one of the key things is that when whales are sighted to encourage boaters to keep their distance," Morris told the local news outlet. "The whales are moving around underwater and coming up, potentially in an area different from where they went down, and we want to give them as much leeway as we possibly can to avoid a situation like what you see here."

No shoes, no shirt, no problem when it comes to PowerSlap prep ... Paige VanZant threw on her finest teeny bikini and grabbed her MMA star hubby Austin Vanderford for a steamy training sesh!

The power couple -- who married in 2018 -- shared video on social media, showing PVZ rocking a neon, thong bikini ... as Austin, an 11-2 MMA fighter, trained wifey using a pool noodle (a lot better than getting slapped!)

Of course, Paige -- who competed in UFC, bare-knuckle, and boxing (as well as pro wrestling) -- made her debut at Power Slap 8 earlier this month against Christine Wolmarans ... a fight VanZant won!

Despite the dub, some were critical of PVZ, accusing her of flinching (a no-no). FWIW, there was NO flinch during training.

The new video shows Paige intends to slap fight again ... and is taking the new gig seriously.

Other competitors were impressed with VanZant, too, including PS star Sheena Bathory , who we spoke with after her match.

Tesla’s 2Q profit falls 45% to $1.48 billion as sales drop despite price cuts and low-interest loans

DETROIT (AP) — Tesla’s second-quarter net income fell 45% compared with a year ago as the company’s global electric vehicle sales tumbled despite price cuts and low-interest financing.

The Austin, Texas, company said Tuesday that it made $1.48 billion from April through June, less than the $2.7 billion it made in the same period of 2023. It was Tesla’s second-straight quarterly net income decline.

Second quarter revenue rose 2% to $25.5 billion, beating Wall Street estimates of $24.54 billion, according to FactSet. Excluding one time items, Tesla made 52 cents per share, below analyst expectations of 61 cents.

Shares of Tesla fell about 8% in trading after Tuesday’s closing bell. The shares had been down more than 40% earlier in the year, but have since recovered most of the losses.

Earlier this month Tesla said it sold 443,956 vehicles from April through June, down 4.8% from 466,140 sold the same period a year ago . Although the sales were were better than the 436,000 that analysts had expected, they still were a sign of weakening demand for the company’s aging product lineup.

For the first half of the year, Tesla has sold about 831,000 vehicles worldwide, far short of the more than 1.8 million for the full year that CEO Elon Musk has predicted.

The company’s widely watched gross profit margin, the percentage of revenue it gets to keep after expenses, fell once again to 18%. A year ago it was 18.2%, and it peaked at 29.1% in the first quarter of 2022.

Tesla said it posted record quarterly revenue “despite a difficult operating environment.” The company’s energy-storage business took in just over $3 billion in revenue, double the amount in the same period last year.

CEO Elon Musk, who has tried to portray Tesla as an autonomous vehicle, robotics and artificial-intelligence company, told analysts on a conference call that the company’s “Full Self Driving” system should be able to run without human supervision by the end of this year, although he acknowledged that his predictions “have been overly optimistic in the past.”

At present, “Full Self Driving” is being tested on public roads by some Tesla owners. The company says it cannot drive itself and human drivers must be ready to intervene at all times.

For many years Musk has said the system will allow a fleet of robotaxis to generate income for the company and Tesla owners, making use of the electric vehicles when they would have been parked. Musk has been touting self-driving vehicles as a growth catalyst for Tesla since “Full Self Driving” hardware went on sale late in 2015.

But in investigative documents, the U.S. National Highway Traffic Safety Administration said it found 75 crashes and one death involving “Full Self Driving.” It’s not clear whether the system was at fault.

Later, Musk said he did not think approval by government regulators would be a limiting factor in deploying robotaxis. “If you’ve got billions of miles that show that in the future, unsupervised FSD is safer than humans, what regulator could really stand in the way of that?” he asked.

Musk told analysts he postponed the company’s August robotaxi unveil until Oct. 10 to make changes to improve the vehicle. He also said Tesla will show off a “couple of other things” at the event.

Musk said he expects Tesla to begin limited production of the Optimus humanoid robot early next year for use by Tesla. The robot already is doing work at a factory. In 2026, production would ramp up more to send robots to outside customers, he said.

Musk also said the company is on track to deliver its new more affordable vehicle in the first half of next year.

The company, he said, wants to wait until after the U.S. presidential election before deciding whether to build a new factory in Mexico. Republican nominee Donald Trump has threatened to slap tariffs on autos made in Mexico, so it wouldn’t make sense to build there in that case, Musk said. Musk has endorsed Trump.

Morningstar analyst Seth Goldstein attributed the large stock drop to Tesla giving little new specific information on vehicles or tangible financial targets. “Maybe some investors are saying ’you know, we didn’t get more details from management,’” Goldstein said.

Although the next scheduled catalyst that could move the stock is now the robotaxi event in October, Goldstein said Musk could share details of new products on X, his social media platform. “Elon Musk could share details of Tesla’s progress,” he said. “That could be a catalyst for the stock on any given day.”

During the quarter, Tesla’s revenue from regulatory credits purchased by other automakers who can’t meet government emissions targets hit $890 million for the quarter, double Tesla’s amount of most previous quarters.

The company reported $622 million in “restructuring and other” expenses for the quarter, when it laid off over 10% of its workforce.

Tesla said in a note to investors that it’s between two major growth waves, with the next one coming through advances in autonomous vehicles and new models. But the company reiterated caution that its sales growth “may be notably lower than the growth rate achieved in 2023.”

Housing supply surges in Austin region at midyear as sales, median price tumble

A surge in housing supply marked the first half of 2024, a midyear check of the Central Texas market shows.

Slower home sales and a decline in median closing prices reflected the ongoing cooling trend in the housing sector since mortgage rates began climbing in 2022, halting the post-pandemic market frenzy characterized by bidding wars, often well above sellers' asking prices.

In June, the number of homes for sale in the Austin area shot up almost 26%, to 13,227 active listings, according to the latest report from the Austin Board of Realtors. The report, released Friday, covers both the month of June and the first half of the year in the Austin region, a five-county area that extends from Georgetown to San Marcos.

From January through June, the number of active listings jumped 15.5% in the region as a whole compared with the same period last year, the board said.

June's monthly increase in listings, coupled with the rise in mortgage rates in late April and early May to 7.2%, spurred a 6.3% decline in the region's median home-sales price, the board said. The median was $450,000, meaning half of the homes that changed hands went for more than that amount and half sold for less.

The jump in listings provided buyers with a five months' supply of homes from which to choose, the highest level of inventory since 2011, the board said. Five months would be the time it would take to exhaust the available inventory at the current sales pace. Experts consider a supply of six months to 6½ months a balanced market, in which neither buyers nor sellers have the upper hand.

Sales, median price decline

“In June, and the first half of the year, we’ve seen sellers remain resolute in their price point," Clare Knapp, housing economist for the Austin Board of Realtors, said in a statement. And that resolve by sellers was a key factor behind June's 13.4% year-over-year decline in sales in the Austin-Round Rock region, where 2,732 homes change hands.

Across the region, 15,189 sales closed in the first six months of this year, down 1.8% from the same period last year, the board said.

Within Austin's city limits, buyers closed on 5,172 sales through the first half of this year, down about 3% from the first half of 2023. The median sold price was flat, at $574,995.

For the month of June, 868 homes sold in the city limits, 21% fewer than in June 2023. Half of those homes sold for more than $600,000 and half for less, for a 1.6% decline in the median closing price.

The city of Austin had 5,632 homes for sale in June, 43.4% more listings than the prior June.

"For buyers, the recent surge in active listings, plus affordability constraints for moderate-income buyers, means that they are choosing to be more selective when purchasing a home," Knapp said. "The market will continue to find its footing in the latter half of the year, proving that both buyers and sellers will need to remain nimble and work closely with their (real estate agent) to find and negotiate their best option.”

Increased supply: Who benefits?

Ben Caballero, founder and CEO of Dallas-based HomesUSA.com, tracks the new-home market in Texas, including the Austin region.

In his latest report, released last month, Caballero said that although sales of newly built homes in the Austin area ticked up 4.1% in May over April, his latest data is dimming the sales outlook for the rest of the year as the supply of new homes continues to mount.

He cited concerns about both pending sales and active listings.

In the Austin region, pending sales of new homes — an indicator of future sales — were flat in May over April, Caballero said. In addition, listings of new homes increased almost 9% year-over-year in May as builders struggled to move inventory in the face of higher mortgage interest rates, Caballero said.

For years, real estate industry experts, agents and others have said more inventory is needed to keep up with the region's job and population growth. A shortage of supply, they said, has led to sharply rising home prices in recent years and to affordability concerns.

So isn't it a plus that supply is increasing?

In an email, Caballero said: "Increased supply is good for consumers who can pay cash. Buyers needing to finance suffer from an affordability issue. Eighteen months ago, interest rates were about half what they are now. As interest rates escalated, demand dwindled, causing inventory to increase. Sellers have more homes competing for the available buyers. When increased inventory is due to lack of affordability, both buyers and sellers suffer."

Market is 'exceptionally challenging'

Last month, Keith Trigaci, an agent with the real estate brokerage Compass, said that across most price points in Austin right now, "the current market is exceptionally challenging, and even industry experts find it difficult to predict trends."

"High interest rates have significantly reduced buyer activity at open houses, in-person showings and calls on listings," Trigaci said. "Many properties that failed to sell last year remain on the market, with sellers hoping for better conditions."

Experts have said the local housing market continues to stabilize after a period of unsustainable growth.

"After several years of demand far exceeding supply, which resulted in huge increases in home prices, the Austin housing market is now in a correction phase," Eldon Rude, a longtime housing market expert, said last month.

"Although there are numerous reasons for the shift in the market, the most significant include sharply higher interest rates, and the slowdown of in-migration of new residents into the area in recent months ... tied to tech companies' slower pace of hiring," Rude said in June. And that means there are fewer relocation buyers in the market, who generally purchase move-up and luxury housing, he said.

As for advice, Kent Redding, president of the Austin Board of Realtors, said the homes that are selling are moving because they are showing well and priced appropriately.

"Price and presentation are the top two critical components to a successful sale, whereas time on the market can be a big detractor. For buyers, now is the time to expand your options and make competitive offers in this high-inventory environment," Redding said.

Elsewhere across the region

Along with the figures for the Austin-Round Rock area and the city of Austin, here's how sales, median prices and listings stacked up by county, for both June and the first half of 2024, according to the Austin Board of Realtors:

U-haul used to steal boat in sunrise, money demanded for its return.

SUNRISE, Fla. – A U-Haul truck was used to steal a boat in Sunrise, but it’s what happened afterwards that really shocked the victim.

“We live in a place where people are not all nice and pretty, you know?” said the victim, whose name is not being released as Sunrise police continue to investigate.

According to the victim, after cameras captured the brazen theft outside his family business in Sunrise early Sunday morning, he took to social media to try and find his boat: a blue and turquoise 21-foot Tidewater 210 LFX with Jigkingz.com written on the side.

He said soon after, he was bombarded with phone calls and messages from strangers demanding money.

“I would answer a phone call and it would be like, ‘Hey I see your boat,’” said the victim. “Then I would tell them, ‘OK, where?’ and they don’t give me a location, they request money and stuff like that.”

In one of the messages, the victim was sent video proof that his boat was still intact.

Different numbers and profiles were used across apps like Instagram and WhatsApp to send the message, the victim told Local 10.

Some of the strangers claimed they randomly found the boat, but wanted money for the location. The victim even offered $500, which one of the messengers scoffed at, insinuating it wasn’t enough.

The use of a U-Haul truck isn’t a new crime trend either.

Local 10 News has covered dozens of cases involving stolen U-Hauls being used across South Florida to commit other crimes.

The victim says the crook broke a lock to a trailer in order to access the boat. He said he has insurance, but added that the boat holds sentimental value as it is integral to his fishing lure business.

He’s hoping for some act of kindness and for police to find the people responsible.
