The current owners of JULIANNE, who were previously owners of a 90’ Burger Motoryacht and a 81’ Northern Marine, along with the Outer Reef team consulted with the most experienced representative of Soundown Corporation to ensure their new 90’ Outer Reef Motoryacht would set the bar in terms of premium sound insulation. After a $130,000 investment these owners have ensured this technology has created the quietest, vibration-free engine room, in conjunction with the advanced enclosed shaft SeaTorque System. Additionally, throughout the entire yacht, there is no transmission of sound from showers running water, sinks, toilet flushings, or even door closings. During extensive sea trials post-installation, Outer Reef’s electronics technician, who is well-known within the industry and services many other new builds, found that while the yacht was at full load on the engines, and standing on the aft deck, JULIANNE surpassed any previous vessel in terms of her quietness in all circumstances and while underway.

JULIANNE is equipped with a large, comfortable aft deck table that has both perimeter and built in seating for eight, around a custom designed teak table for Alfresco dining. Stepping into the interior, the very spacious salon, galley, and main deck pilothouse connect within an inviting, spacious and bright living and entertainment space. An electrically operated, beautifully appointed rising wall can easily separate the pilothouse for privacy and night running. A main deck day head with outside access adds convenience to owners and guests as well. The two interior staircases, as well as the aft deck to boat deck staircase, have added steps for additional safety and conform more to home-style staircases.

Stairs starboard of the helm lead down to the owner and guest cabins, which offer more accommodation space than any previous Outer Reef built to date. The VIP cabin is forward with queen size berth and ensuite head. The port guest cabin has twin lower berths with ensuite head, and the starboard cabin has a queen berth with ensuite head. The Master is midship with a king berth, and a very large head with spacious storage and full-size laundry washer and dryer. The ensuite head has a separate toilet compartment. The hand selected custom furnishings, natural stone choices, and Silestone counters provide a warm, comfortable and rich environment throughout the yacht.

An aft staircase in the salon leads to the largest crew quarters ever provided on an Outer Reef. Finished to the same level as the rest of the yacht, this area is furnished with a full galley, dinette, two-drawer refrigerator, freezer, dishwasher, large pantry, a full-size convection microwave, and an additional full-size laundry center. To starboard is a king berth Captain’s cabin with an ensuite head, and to port a transverse twin berth crew cabin with an ensuite head. Forward of the crew area, through a watertight door, is an air-conditioned full-height engine room, with excellent access to the engines, generators, hydraulic and other systems that also includes a Headhunter waste treatment center.

Two stairways lead to the flybridge helm, equipped with state-of-the-art Garmin electronics, three electric Stidd seats, wing controls port and starboard, port and starboard L-shaped seating areas with Silestone tables, a large bar with three deck mounted stools, oversized grill, storage, refrigerator and an icemaker – all weather protected by the hardtop. The huge boat deck easily handles a tender with an overall length of almost 19’ feet, effortlessly maneuvered by the 2600lb davit.

The owners of JULIANNE, having previously increased the standard size of the stainless railings on their previous 70’ Outer Reef, chose to also invest in the installation of larger-than-standard sized stainless rails throughout the entire 90’ yacht, from 1 inch to 1 1/2 inches. This also included any horizontal raise and their vertical supports. In addition, the rail height was also increased by 5 inches over any previous build for added safety at sea.

ERMA is part of the very successful 700 series from Outer Reef. Outfitted with larger C-12 Caterpillar engines, with 1,000 hr service completed in February 2023 and a documented history of excellent maintenance, along with options and upgrades galore, this gorgeous yacht is available for immediate sale. She has three staterooms, each with head and shower, and a crew quarters with separate access from the salon. The massive flybridge features spacious seating with great helm visibility. ERMA shows extremely well inside and out, and is outfitted for long-range cruising as well as weekend adventures.

Full engine rebuilds on both Caterpillar C-12 engines at Port 3365 hours and Starboard 3340 hours. Replaced all 12 cylinder liner kits, replaced cylinder heads, replaced connection rod bearings, removed, cleaned and reinstalled all coolers, aftercoolers replaced with new units, new thermostats, belts and hoses installed. All new fluids - engine oil, generator oil and transmission fluid, coolants and new filters as necessary.

Both generators were fully serviced at approximately 1,700 hours. New oil, new filters, new fluids. Sea water pump serviced with new parts. Rebuild and service work done by Shore Power Solutions.

Additional service performed at this time as follows: serviced both thrusters and controls, two new life rafts installed, GOST system was serviced and parts replaced as necessary, water maker serviced, filters replaced, all exterior joints re-caulked as necessary, horn compressor solenoid replaced, new AC/DC monitor installed, new barrier coat installed and fresh bottom paint with Micron CSC, zincs as necessary, tuned props and clear-speed applied to underwater lights.

February 2023, 1,000-hour service done by C and B Marine, Vero Beach, FL. Removed aftercoolers and heat exchangers, cleaned and pressure tested. Reinstalled with new seals and fresh coolant. Replaced Port and Starboard engine air filters, CCV filters, thermostats and belts. Adjusted all engine valves. Removed generator heat exchanger, cleaned and replaced seals. New coolant, belts, zincs and thermostat. Removed gear coolers on both engines, cleaned, changed zincs, painted. Cleaned aftercoolers and heat exchangers. Replaced generator gaskets and thermostats. Replaced seals, gaskets, valves, belts, Racor filters and regulators as necessary on engines and generators. All new fluids on generators and new transmission hose.

The first 9-hole golf course opened in 1955; today there are two championship 18-hole courses (rarely found in the Keys), that are distinctly different. Both have great views and provide enjoyable challenges to all levels of players. The Dolphin Course is an island golf course with expansive fairways, exotic tropical landscaping, and water hazards. The Hammocks Course is partially set in a wildlife sanctuary of mangroves and tropical hardwood hammocks. Scenic fairways wind through hammocks and water hazards for a challenging course.

The marina often hosts yachts visiting from distant ports and provides the same world-class service expected of much larger international sailing ports. Dockmaster Services include docking assistance, 110v & 220v, 100amp & 100amp 3 phase electrical hook-ups, waste removal, mail service, message delivery, shower and restroom facilities, coin laundry, pump-out service, full-service fuel dock, security and clearance, and Marina Fitness Center. Transport to and from docks to all Ocean Reef destinations is provided. Private dining and catering are available. Ocean Reef Club has its own fleet of charter boats and offers a range of recreational fishing trips. The Orvis Ocean Reef Pro Shop is in the Fishing Village and features fly-fishing school, deep sea/reef fishing, and flats/shallow water sight fishing trips.

North Key Largo with its proximity to Miami (especially by water) has had an interesting history. Early settlements in the 1800s were very sparse and meager records exist to corroborate land ownership and settlers’ activities. One of the first land purchases in North Key Largo was by Samuel S. Lowe, who homesteaded 900 acres to farm pineapples, which evidently was the crop of the late 1800s in the upper Keys. It was estimated that 85% of pineapples in the U.S. came from Key Largo.

Another Lowe bought land in the late 1800s, Bahamian Thomas Lowe Sr, who grew pumpkins, melons, and kept bees. It is surmised that Pumpkin Island got its name from Tom Lowe’s pumpkins, grown on the island to avoid rodents. Flagler’s railroad to Miami in 1896 brought an influx of new settlers and speculators to the area and the early North Key Largo farmers were surrounded by privately owned land purchased by speculators. Land changed hands frequently in the early 20th century. The Card Sound Road with a wooden swing bridge was built in 1927 making road traffic easier to northern Key Largo and in 1928, State Road 4A was completed for automotive traffic via the new State Road and two ferries all the way to Key West. Most of the land was deeded at the time of WWI, but not significantly developed; mostly farms growing pineapples and Key limes. W.A. Scott of Fargo, ND built a splendid 2-story coral rock house and farmed his land until 1932. A remnant of the house was incorporated into the Clubhouse of the Key Largo Anglers Club.

Scott’s property had changed hands many times prior to his ownership, and in 1932 it was sold to the Roney Investment Company, aka Florida Year Round Club, that also owned The Biltmore Hotel in Coral Gables and the Roney Plaza at Miami Beach. The property was developed into an early exclusive resort with guest cottages. Guests were transported by Aerocar, an early type of shuttle bus that was towed by car, and for the wealthiest guests, a faster “high tech” mode of transport was utilized; “Auto Gyro,” a cross between airplane and helicopter that was considered a status symbol at that time. The Anglers Club was sold in 1936 and closed during WWII years (1939—1945). Several U.S. Presidents enjoyed fishing the Keys, especially President Hoover who fished with The Angler Club guide, Calvin Albury from 1948-1955, and became one of the first members to join the Club in 1957 when The Anglers Club was owned and operated by Clint Campbell and wife. Former President Hoover, who stayed in the Dashiell Hammett Cottage (Hoover Cottage) was made Honorary Lifetime Commodore, until his passing in 1964. The Anglers Club eventually transitioned to an equity member-owned private club.

Northwest of The Anglers Club on the oceanside of North Key Largo, Flo and Seymour Robinson were caretakers of the Despatch Creek Fishing Camp in 1942, accessed by a muddy road leading from The Anglers Club. They later moved to Key West for their daughter’s schooling and their home eventually became the fish camp and small lodge owned by Morris Baker, a Real Estate Developer from Minnesota and his wife, Alice. They had intended to buy The Anglers Club, which was not available then, so they acquired 40 acres at the mouth of Despatch Creek and first visited the property in 1946. By the end of the 1950s they increased their land ownership to 1,300 acres that later developed into Ocean Reef Club, one of the wealthiest private property developments in the United States. The visionary Bakers had channels dredged, docks built, land filled, roads built, and added an inn with coffee shop, gas station, and water tower. The airport with 2000-ft landing strip opened in 1956 making the property accessible by land, sea, and air. After Morris Baker’s death in 1959, his sons William and Roger continued the planned development of the property with the construction of recreational facilities, golf courses, country clubs, and homes. 300 home sites were offered for sale in October 1959. An early version of the “Boatel” was introduced as small prefab luxury cottages were transported in and installed along select waterways where boat owners could keep their boats and live in the rented cottages.

In 1969, ownership of the development was transferred to Harper Sibley Jr and partner Morris Burke, official founders of The Ocean Reef Club. Additional amenities were added, including a full-time medical facility. Improvements were financed by American Financial Corporation. Then in 1985, Members began discussion of acquisition with American Financial. They formed an Acquisitions Committee and were finally successful in negotiating the sale in 1993 to the individual property owners association—Ocean Reef Club Association (ORCA).

Improvements in infrastructure after WWII led to rapid growth and development in the Upper Keys causing major concern for the fragile Keys ecosystems. Federal laws were enacted in the mid-1960s to protect endangered species and air quality. In 1970, the US Environmental Protection Agency (EPA) was established and in 1972, the Clean Water Act was passed. With rampant dredging and land filling throughout the Keys, an unsuccessful attempt was made to legislate development at State level with the “Area of Critical State Concern” designation which was later ruled unconstitutional by the State Supreme Court.

Although many concerned residents tried to slow or halt proposed major development projects, in the end, the lender pulled the plug on a developer’s overextended loan and that ended it in North Key Largo. The Federal government and State of Florida have been buying up tracts of land on both sides of CR905, the main north-south road in North Key Largo, for conservation. Some former properties’ structures were allowed to revert to their natural state, such as the Crocodile Lake National Wildlife Refuge, home to Florida Crocodiles. The historical Ocean Reef Club and The Anglers Club continue to thrive as exclusive, private gated communities on the remote northern tip of Key Largo.

Among the many amenities of Ocean Reef Club, are the excellent dining choices with a dozen restaurants and lounges offering views of the ocean, marina, and golf course. Raw Bar features the freshest oysters, clams, seasonal stone crabs, shrimp, and fish harvested from local waters. A Maine Lobster Bake is offered on Thursdays during winter season. Town Hall Waterside features dining under an open-air tent or under the stars. Beach Grill offers “family” favorites and a selection of cocktails on Buccaneer Island. Members and guests can enjoy lunch at the beach—no need to leave. Reef Treats serves ice cream and other sweet treats plus coffee, breakfast, and lunch items. The Rum Runner is a golf cart tricked out to serve cold beverages and cocktails, light lunch items, and snacks directly on the Hammock Course. Members only, CH Prime restaurant is currently closed for renovations. The Reef Lounge, also closed for renovation, had its historic beginnings at Ocean Reef as a traditional favorite gathering spot with great views of Buccaneer Island. The Cooking School at Carysfort Kitchen features hands-on classes, culinary events, and specialty dinners with culinary superstars as well as Ocean Reef’s own acclaimed chefs. Able to seat 10 to 100 guests, the world-class kitchen and entertaining venue is available for private parties, business functions, bridal functions, and other events for chef demos and hands-on cooking classes.

The Cultural Center is the venue for entertainment and educational events for members and residents. Features a 300-seat theater, library, museum, meeting rooms, courtyard for outdoor receptions, and a spacious lobby that is perfect for preshow events. Ocean Reef’s Fishing Village is designed like a charming coastal New England village center, surrounded by the marina. The Orvis Pro Shop is in the Fishing Village, along with an excellent selection of shops and boutiques for Ocean Reef Club logo products, electronics, jewelry, clothing shoes, home décor, art, books, flowers, wine & spirits, gourmet groceries and more. The Spa offers stellar salon and spa care in an 8000 sq ft spa facility set on Ocean Reef’s 2,500 acres of rich tropical foliage in the Florida Keys. The facility features massage and treatment rooms, experience shower, dry sauna, men’s and ladies’ steam rooms, a relaxation lounge, retail boutique, VIP couples’ suite. SS United States still up for sale. Will Escambia and Okaloosa counties compete for it?

It’s a race to the bottom, of the Gulf of Mexico that is, as both Escambia and Okaloosa counties vie to buy and sink the famed ocean liner, SS United States, and claim the world’s largest artificial reef.

Escambia County was the first to pursue the purchase, but after a discussion with Escambia’s Tourist Development Council on the proposal was delayed last week Okaloosa County signed an agreement to purchase the ship . However, the contract was pending ratification by commissioners and at Tuesday’s board meeting, the Okaloosa County board tabled the vote to allow “time to work out the issues” stemming from a “wrinkle with pier operators,” according to Okaloosa County Administrator John Hofstad.

The Okaloosa board, which is looking at spending $9 million on the ship and sinking it off the coast of Destin-Fort Walton Beach, delayed the vote until its next meeting on Sept. 17.  

In the meantime, Escambia County’s Marine Advisory Committee and other supporters, including dive masters and charter boat captains, hope to take this opportunity and convince Escambia County leaders to buy it. They’re planning to make their case to commissioners again at their next board meeting, Thursday, Sept. 5.

“If there's a glimmer of hope, we're going to try and get it,” said Kerry Freeland, Marine Advisory Committee chairman. “They've gotten 40 something wrecks over there (in Okaloosa County). Escambia County, we haven't got one in 10 years. If there's a chance of us getting it, we're going to go for it.”

Members of the county’s Marine Advisory Committee pitched the idea to commissioners last month, saying the renowned ocean liner’s fame and size would put Escambia County back on the map as a diving destination and provide an artificial reef that is even bigger than the Oriskany, which is currently the world’s largest artificial reef.

The SS United States would top that at nearly 1,000 feet long and roughly 175 feet tall.

Escambia’s Board of County Commissioners support the proposal but are reluctant to fund the entire purchase. Between private donations and funding from other sources, board members thought they could come up with at least a few million dollars to put toward the purchase. They also wanted to see if the Tourist Development Council would help fund it.

Escambia’s Marine Advisory Committee appeared before the TDC board, last week, prepared to ask for $1 million and make a presentation showing the long-term return on investment sinking the ship would bring in tourism dollars to the area, but the board meeting ended before they had a chance.

Freeland hopes Okaloosa County’s delayed deal will give them another chance to secure the ship for Escambia County.

The SS United States Conservancy has said sinking the famed ship, which still holds the transatlantic speed record it set more than 70 years ago, is not its first choice, but they are willing to consider it since the ocean liner has been court-ordered to move out of its longtime home at the Philadelphia port by Sept. 12.

“As we indicated previously, any scenario to deploy the ship as an artificial reef is a process subject to various contingencies that continue to be addressed. We value Okaloosa County's interest, their extensive experience in respectfully deploying artificial reefs, and their desire to preserve the SS United States’ extraordinary legacy. It would be inappropriate for us to comment further until the County formally considers the proposal.”

Escambia’s Board of County Commissioners will hold its regular meeting on Thursday, Sept. 5 at 5:30 p.m., with public forum beginning at 4:30 p.m. The Tourist Development Council will meet Monday, Sept. 9 at 3:00 p.m. Both meetings will be held at 221 Palafox Place.
